  • Is project in the City limits, or Metro Planning Area
  • Zoning district - Allowable use/ variance
  • Develoment Review Team: Pre-Development Meeting Required
  • Utility Advisor Board review required - new mains, easements
  • Historical property or Historical District, SHPO Review
  • In Floodplain, 1%, .2%, Floodway
  • Easements/ Utility services across another property

Parcel Requirements:

  • Lot area – minimum requied
  • Building size - intensity
  • Exterior Lighting
  • Exterior storage, Fences, Screening, Plantings

Setbacks:

  • Front yard setback - Platted, Street Class, Exception, Sight triangle
  • Side yard setback - Corner Lot
  • Rear yard setback
  • Height - district requirement, variance

Parking:

  • Off street parking analysis, occupancy number, use ratio, stall number, flow
  • Parking- surfacing, number of stalls, stall size, detail, aisle width
    • ADA stalls - 1 HC stall/ 25, curb stops, 5' landing area, 9' stall w/5' aisle

Other:

  • Signs - number, size, location, permit
  • Landscaping - analysis, interior trees, plans
  • Sight trainagle- Corner Lots
